New home sales dip 5% in Pune in Q126, shows study

Pune: Sales of new homes in the city declined by 5% between Jan and March, shows recent data by property consultant Anarock. As per the data, developers sold 15,300 new apartments during the first three months of 2026 compared to 16,100 units sold during the same period last year.Although Anarock Group chairman Anuj Puri blamed the dip on ongoing war in West Asia, other experts said it’s natural after Pune witnessed high realty growth in the past two years. “The short-term tremors of the Iran War were clearly visible in the first quarter,” said Anuj Puri, chairman, Anarock Group.Kishen Milaney, founder chairman of realtors’ association, Prop, said, “”The current market behaviour is merely a pause before the next growth spurt.”Industry players are confident of the long term growth prospects of the housing market despite the dip. Manish Jain, president of Credai Pune chapter, said any moderation in unit sales is not a reflection of weak demand but limited supply. “In Pimpri Chinchwad and adjoining areas, project launches were constrained over the past year due to delays in environmental clearances. With approvals now coming, developers have witnessed strong traction and healthy absorption during new launches,” he added.Pune witnessed a phase of record high growth home sales in the past two to three years. It recorded over 50% growth in home sales in 2022 and 2023 owing to significant demand after the pandemic owing to pent up demand. As per Knight Frank India data, apartments sold in Pune fell by 3% in 2025 to around 50,000 units.
