New Delhi: Delhi Development Authority (DDA) on Friday launched the Nagrik Awas Yojana 2026, offering over 1,712 flats across HIG, MIG, LIG and EWS categories in Narela and Siraspur, with a uniform 25% discount on all units. The new scheme, however, immediately triggered discontent among applicants of DDA’s Karamyogi Awas Yojana, launched on Dec19 exclusively for govt employees and also offering a 25% discount. Applicants under the Karamyogi scheme alleged that the prices of flats under the Nagrik Awas Yojana were nearly Rs 10 lakh lower than those offered to them, despite the flats being located in the same areas with identical sizes and similar specifications. They said the difference placed govt employees at a financial disadvantage. Under the Karamyogi scheme, 1,168 flats were offered in Pocket 9, Sector A1–A4, Narela, including 320 one-BHK, 576 two-BHK and 272 three-BHK units. Responding to the allegations, DDA officials said the flats under the Nagrik Awas Yojana were at least three years old. “In comparison, the flats under the Karamyogi scheme are newly constructed. Buyers under the Nagrik scheme are being given the benefit of depreciation,” an official said, adding that construction costs of the newer flats were higher. An assistant professor from Delhi University, who booked a flat under the Karamyogi scheme, said nearly 80% of the units were already booked, with applicants paying Rs 4 lakh for MIG and Rs 10 lakh for HIG flats as booking amounts. “On Jan 23, DDA launched another scheme—Nagrik Awas Yojana 2026—offering HIG, MIG, LIG and EWS flats in the same area at a lower price for the general public, again with a 25% discount. This caused distress among govt employees because it puts us at a clear disadvantage,” he said, calling the price gap unfair and discriminatory. He claimed that 38 allottees had submitted a joint petition to the lieutenant governor and senior DDA officials. “Given a choice, we would have opted for the new scheme. The age of construction hardly matters when the location and specifications are the same,” he said. Under the Nagrik Awas Yojana 2026, DDA is offering 1,301 flats, including 298 HIG, 459 MIG, 481 LIG and 63 EWS units in Narela, along with 411 LIG flats in Siraspur. Registrations opened on Jan 24, and booking will begin on Jan 28 through DDA’s Awaas Portal under the title “DDA Nagrik Awas Yojana 2026”. Booking amounts have been fixed at Rs 10 lakh for HIG flats, Rs 4 lakh for MIG, Rs 1 lakh for LIG and Rs 50,000 for EWS. Applicants must also pay a one-time, non-refundable registration fee of Rs 2,500 to onboard the Awaas Portal. Those already registered do not need to sign up again.
